Special Concretes in Multi-storey and High Rise Construction

The pipeline of projects that involve the construction of buildings with over 10 storeys is on the rise, especially in and around London. And with increasing pressures to keep costs down while delivering the most appealing, sustainable and operationally efficient buildings, it is becoming more difficult to decide on the right material choice to hit all of these objectives when working on such projects.

In order to quantify the benefits of using special concretes in multi-storey and high rise buildings, Tarmac commissioned Arup to conduct a study that assessed the design and construction savings that can made by using high early strength and self compacting concretes in two multi-storey projects. The study was carried out in two stages - the first which looked at the use of these materials at an elemental level (columns, walls and slabs) and the second which then looked at the overall build of two real life case study buildings. The first building was a 16 storey reinforced concrete residential building and the second a 21 storey London city steel framed office building with reinforced concrete cores and composite floors.

The results demonstrate that considerable cost savings can be made in both type of projects by incorporating these solutions into the design alongside a sizeable sum of value that is added post-build from increased floor area and therefore sale price or rental revenue.
